About each permit

Fire Protection System Plan Review

A penny a square foot of SYSTEM COVERAGE — not building area — with a $100 floor, and the same rate covers fire sprinkler and alarm review, suppression systems (vent hoods, clean agent, server rooms, CO systems and any specialty agent other than water), emergency responder radio coverage and amended documents under IFC section 105. The number to notice is the re-submittal: it is DOUBLE the original at two cents a foot, so a rejected drawing costs more to fix than it did to file. An underground fire line review is a flat $100, as is a CO2 system per system. Miscellaneous plan review or inspection is $100, rising to $150 on re-submittal.

Final Fire Inspection

Charged on construction area rather than system coverage: a penny a square foot with a $100 floor, so a 10,000 square foot fit-out is $100 and a 40,000 square foot building $400. Failing it doubles the rate to two cents a foot. A hydrant flow test, which a sprinkler design usually needs, is $200. Budget this alongside the Building Safety inspection rather than assuming one covers the other — they are different departments with separate schedules.

Flammable Liquid and LPG Tank Permit

$300 per tank to install or remove a flammable or combustible liquid tank, and $50 per tank for LPG. The flammable liquid rate doubled in the October 2025 revision, from $150. It is charged per tank both ways, so decommissioning a three-tank forecourt is $900 — a real closing cost that is easy to leave out of an exit budget. An auto repair shop with a waste oil tank meets this on the way in and on the way out.

Fire Operational Permit and Occupant Load Sign

A tent or membrane structure is $30 each, a gameroom permit $150, a pyrotechnic display $1,500 per show and an open burn permit $2,000 — the last two having tripled and quadrupled respectively in the October 2025 revision. The line worth reading twice is the occupant load sign: $100 for a new one at a place of assembly, and $1,000 to REISSUE one where the owner has lost it, changed the floor plan, or created overcrowding that got the permit revoked. A tenfold penalty for a lost sign is unusual enough to be worth a note on the wall. A mobile food vendor annual fire permit is $50, which is a fire inspection rather than the health permit HB 2844 moved to the state.

Care Facility Annual Fire Inspection

A daycare annual inspection is $100. An assisted living facility with more than 16 beds is $8 per licensed bed with a $275 minimum, and one with fewer than 16 beds a flat $100. The schedule reads the larger category broadly — it names hospitals, retirement homes, skilled nursing and any state licensed facility — so a state license is the trigger rather than the word on the door. The per-bed rate doubled from $4 in the October 2025 revision, which takes a 60-bed home from $275 to $480.
