About each permit

Mobile Food Vending — County Location Rules

This record carries no fee of its own: it reports the county's published statement. The Development Services FAQ states that mobile food dispensing vehicles and hot dog carts require licensure by the Florida Department of Business and Professional Regulation, Division of Hotels and Restaurants, and that “Manatee County only has jurisdiction over the unincorporated area of the county and does not issue vending permits or licenses however, we do require the following regulations be adhered to: Must be located on active commercial property with the approval of the property owner, cannot block any drive aisles or parking spaces. Cannot be located in the County Right-of-Way.” The FAQ adds: “Permanent power supply will reclassify use from Mobile Food Dispensing to Restaurant and will require Final Site Plan approval.”

Zoning Verification — Beverage License Only

The Development Review Fee Schedule, Resolution 25-135, which states on its face that it is effective September 8, 2025, lists “Zoning Verification - Beverage License Only (Admin)” at $50. It is the county's zoning sign-off for a business in unincorporated Manatee County applying for a state alcoholic beverage license from the Florida DBPR Division of Alcoholic Beverages and Tobacco, which is a separate state product. The Development Services fee page links this schedule as the current Development Review Fees.

Zoning Verification

The Development Review Fee Schedule, Resolution 25-135 (effective September 8, 2025, per the document), lists a Zoning Verification at $215 for up to three hours of staff time plus $72 an hour after that. A written zoning verification confirms what the county's Land Development Code allows on a parcel in unincorporated Manatee County, and lenders, landlords and state licensing agencies often ask for one before a business opens. The verification limited to a state beverage license is a separate $50 line, recorded above.
