Zoning Certificate of Compliance (zoning verification, fee not published)
The Zoning Ordinance's own definitions section describes a 'Certificate of Compliance' as '[a] permit, signed by the Director of Planning or his designee, setting forth that a building, structure or use complies with this ordinance' — functionally Charleston's own zoning-verification product, required in some cases before a building permit issues under § 28-030. As with the sign permit recorded above, § 28-040 defers the actual dollar figure to 'The Schedule of Fees for zoning applications...maintained on file with the Planning Department,' a document that is not published online, so no fee is shown here; contact the Planning Department for the current amount.
Conditional Use Permit (and related $125 zoning application fee)
The Zoning Ordinance's own § 30-020 states directly: 'A filing fee in the amount of $125.00. The purpose of the fee shall be to defray, in part, the expenses connected with the application.' The identical $125.00 figure appears, in nearly identical language, in four other sections of the same current ordinance: a rezoning petition (§ 29-030), a zoning-text amendment (§ 29-030.C), a variance (§ 31-020), and an administrative appeal to the Board of Zoning Appeals (§ 32-020) — a genuinely uniform citywide zoning filing fee rather than a figure specific to conditional uses alone. If a proposed conditional use meets the threshold for a Development of Significant Impact under Article 33, Planning Commission approval is also required before the Board of Zoning Appeals may approve the conditional use itself.
