About each permit
Zoning Verification / Land Use Determination
Confirmed from the Planning Department's own pages and the Municipal Code: the Application Fees table lists the Zoning Verification Letter at a $50.00 base fee plus a $4.00 8% technology and training fee, $54.00 in total, and the Current Planning page states that a standard letter is provided for a $54 processing fee including that 8% fee. The $50.00 base is the confirmation of zoning letter fee codified in OMC §55-890(b)(12), and §55-890(c) applies the Chapter 24 technology and training fee on top of it. The letter is an official document verifying a property's current zoning, any building or code violations, special or conditional uses on the site, available site plans, and waivers or variances. It does not address whether existing development conforms to current regulations (that takes a site plan review application with an as-built survey), and it does not satisfy the City's zoning approval requirement for a daycare or childcare center, which is met through a Certificate of Occupancy inspection. Requests, whether filed online, by email or by mail, are all processed through the OmahaPermits.com online system, need the legal description, address or parcel ID, current use and an explanation of the request, are handled in the order complete paid requests arrive, and may take up to ten business days. Separately from the letter, the Current Planning Division states that zoning for a particular property can be verified online or by phone through the Planner Help Desk at 402-444-5150.
