About each permit
Zoning Compliance Application
The Building Department's own Building Permit page states that a Zoning Plan application must be filed alongside a Building Permit — this is that mandatory application, distinct from the much cheaper, optional $65.00 'Letter of Zoning Compliance/Rebuild' the Zoning Department also offers as a due-diligence document (not a required gate). Filed through the Park City Portal alongside the Building Permit application.
Sign Permit (Zoning)
This is the Zoning Department's own compliance review of the proposed sign, separate from the Building Department's permit for the physical installation (priced on the same value-of-work table as the Building Permit record above) and separate again from the Sign License the installing contractor must hold (see that record). The Building Department's own Sign Permit page states plainly that a Zoning Plan application is also required for every sign permit.
Zoning Certification (Daycare)
Listed on the Zoning Department's own fee schedule as 'Zoning Certification (Daycare, Training, DOT, etc.)' — a $100.00 zoning sign-off specific to a day care use, separate from the general Zoning Compliance Application recorded above and from the Health Department's and Fire Marshal's own day-care-specific fees.
Certificate of Location Approval (Motor Vehicle Use)
Bridgeport's Zoning Department names and prices this certification specifically for a 'motor vehicle' use — the category an auto repair shop falls under — separately from its general commercial Zoning Compliance Application. This is not a local add-on invented independently of state law: Connecticut General Statutes § 14-54 ('Location to be approved by local authorities') requires it directly, and reaches a Repairer's License on the same footing as a Dealer's — 'Any person who desires to obtain a license for dealing in or repairing motor vehicles shall first obtain and present to the commissioner a certificate of approval from the zoning enforcement official of the municipality where such license is desired... In addition thereto, such certificate shall be approved by the local building official and local fire marshal.' CT DMV Form K-36 ('Procedure for Obtaining a Connecticut Automotive Dealer's or Repairer's License') confirms the same point administratively: its Section 3, 'Certificate of Approval for Proposed Location,' is stated to apply to 'New/Used Dealers and Repairers Only,' requiring Zoning Official, Building Official and Fire Marshal sign-off alike. So Bridgeport's $595.00 Certificate of Location Approval is the City's own implementation of that state-law prerequisite for the Repairer's License recorded at the state layer, not merely an analogous local product. Confirm current requirements with Zoning (203-576-7217) before applying.
