About each permit

County Planning Board Land Development Review (Sites on a County Road or With More Than One Acre of Impervious Coverage)

The county's Land Development Review page states that 'all site plans which front on County roads and/or have impervious areas of one acre or more must also be submitted to the County for review and approval', and lists the criteria as a development situated on a County road, an increase of more than one acre of impervious coverage, or a tear-down redevelopment with more than one acre of impervious coverage (N.J.S.A. 40:27-6.6; Land Development Standards §301). One- and two-family dwellings are exempt. A business building, expanding or redeveloping a site that meets these criteria goes through this review, with the application routed through the municipal approving authority; the Board has 30 days from a complete submission (N.J.S.A. 40:27-6.7). Land Development Standards §313.B states that 'the review fee schedule is established by resolution of the Planning Board' and refers to the fee schedule printed on the county application form; the county's current online application, linked from the Land Development Review page, prints no fee table, and the county's October 20, 2022 release states that planning staff confirm the correct fee by a preliminary evaluation and send the applicant a digital invoice. Approval periods follow §312. Contact the Land Development Review Section at 973-829-8120 or mcdevreview@co.morris.nj.us.
