About each permit
Building and Trade Re-Inspection Fee (unincorporated Wake County)
A failed inspection on a county-permitted project costs money on a rising ladder, and the ladder is per inspection type rather than per project, so a build-out that fails electrical twice and mechanical once pays $100 and $200 on the electrical line and $100 on the mechanical line. The county's fee-changes page records this as one of the July 1, 2025 changes adopted by the Board of Commissioners: building and trade re-inspection moved from a flat $60 charge adopted in 2005 to the $100, $200, $300 and $400 ladder, and the $150 Max Violations Re-Inspection Fee was added for a second or subsequent re-inspection at which 15 or more items are noncompliant. The charge follows the county's own permitting jurisdiction, so it reaches projects in unincorporated Wake County; in Knightdale, Rolesville, Wendell and Zebulon the county performs inspections under contract while the town reviews, invoices and issues the permit under its own fee schedule, and in Raleigh and the other seven municipalities the municipality handles both. Paying the fee is a precondition of scheduling the return visit, so it is a direct cost of a delayed opening for a restaurant, salon, retail store or clinic on a fixed opening date.
Commercial Building and Trade Permit (unincorporated Wake County)
This fee table is an unincorporated-area table, and reading it as a countywide one is the single easiest mistake to make here. The department states that 'Wake County Permits and Inspections provides building permitting and inspection services for all unincorporated areas of Wake County and, through contractual agreements, offers inspection services to the towns of Knightdale, Rolesville, Wendell and Zebulon' — inspection services, not permitting. The Town of Knightdale's own building permits page states that although the town uses Wake County's portal to process permits, 'all permits are reviewed, invoiced, and issued by Town of Knightdale Development Services staff', and links the town's own fee schedule; the same pattern applies in Rolesville, Wendell and Zebulon, so a business building out in those four towns pays the town's schedule rather than this one. A business in Raleigh, Cary, Apex, Wake Forest, Garner, Holly Springs, Fuquay-Varina or Morrisville obtains its building permits from that municipality, and the county's Local and State Permits page lists a separate building contact for each. Where the county does permit, commercial fees are calculated per project cost for each required trade, covering the Building, Electrical, Mechanical, Plumbing, Refrigeration and Fire Services trades, so a restaurant fit-out touching four trades pays the band four times. Residential work is priced differently on the same schedule: $75 plus $0.25 per square foot of gross floor area for new one- and two-family dwellings and for additions, alterations and accessory buildings, $75 flat for manufactured, modular or moved houses and for residential demolition, a single $75 residential trade permit covering electrical, mechanical and plumbing regardless of how many trades are involved, $300 for an in-ground residential swimming pool and $75 for an above-ground pool, hot tub or spa; multi-family dwellings are priced on the commercial schedule. The county's fee-changes page records these amounts as adopted by the Board of Commissioners effective July 1, 2025. A contractor undertaking work costing $40,000 or more must separately hold a state license from the NC Licensing Board for General Contractors under G.S. 87-1(a). The cut-off for requesting next-day building, trade and fire services inspections is 3:00 p.m.
