About each permit

County Planning Board Site Plan Review (Commercial Site Along a County Road or Affecting County Drainage)

The Ocean County Planning Board's Applications and Submissions page states that 'All applications for site development, for change of use and for modification to site facilities of a commercial or industrial use located along a County road or affecting County drainage facilities shall be submitted to the Board for review and approval', except one and two-family dwellings and their accessory uses, and site plans for land development not along a County road that include less than one acre of impervious surfaces. The fee figures are those in the Ocean County Fee Schedule 2024 printed on that page, which states it was adopted by the Ocean County Board of Commissioners on August 21, 2024; the county's Site Plan and Subdivision Application Fees form linked from the page states the schedule was adopted 08/21/24 and is effective 09/01/24. Section 319.A of the Board's Chapter 300 states that fees follow its schedule 'or subsequent revisions adopted by Resolution of the Board of Chosen Freeholders'. According to the Administrative Guidelines on the page, the review begins with a 10-day administrative review followed by a 30-day technical review once the proper fee, sealed plans and a completed Development Review Checklist are received; fees are not refunded if an application is withdrawn, deemed incomplete or reduced in scope, and the County fee is not combined with any municipal fee. Applications are filed at the Department of Planning, 129 Hooper Avenue, Toms River.
