About each permit

In-House Review and Public Hearing (Variance, Use Permit, Rezoning)

A business whose location or use does not fit its zoning district applies to the Planning Department. The In-House Review Application lists a variance at $25.00 and a temporary permit at $25.00 (notice to adjacent property owners). The Public Hearing Application lists a change in zoning district at $100.00 and a variance, use permit, parking space exception or special exception at $75.00 each, and states that no action can be taken until the Board of Supervisors meets on the first Monday of the following month; after approval the applicant must file for any required permits. Both forms are linked from the county's Zoning page and carry no date. The county's Building Department and Zoning pages both ask applicants to call before completing an application "to confirm that you have the correct application, fee amounts, attachments and deadlines"; the Planning Department's number on those pages is 228-769-3056.

Electrical, Plumbing, Gas and Mechanical Permits (Commercial)

A commercial build-out or alteration in unincorporated Jackson County that adds or changes electrical service, plumbing fixtures, gas piping or heating and cooling equipment takes the matching trade permit from the Building Department. The figures are published in items 6, 10, 11 and 12 of the county's Building Permit Fee Schedule (Applications A-D), linked from the Building Department page; the schedule carries no adoption date. Extra inspection trips made necessary because work was not ready are charged $35, and a gas inspection without the required pressure test gauge is charged $35. The county's Building Department and Zoning pages both ask applicants to call before completing an application "to confirm that you have the correct application, fee amounts, attachments and deadlines"; the Planning Department's number on those pages is 228-769-3056.

Business Permit (Zoning Check Before the Privilege License)

No fee is published on the Business Permit Application, the Privilege Licenses page or the Zoning page; contact the Planning Department, 228-769-3056, for any amount due. Step 1 of the county's privilege-license process is a Business Permit from the Planning Department. The application asks for the applicant, the property owner (a lease or letter of permission is required when leasing), the business name, location and description. Per the Privilege Licenses page, "If the location of the New business is in the correct zoning district, the permit will be issued"; otherwise the owner must bring a legal description, a survey and the names and addresses of nearby residents before a Planning Commission hearing for rezoning. The Zoning page also offers the application online.

Building Permit (Unincorporated Jackson County)

Zoning Ordinance §4.01.01 requires a permit from the Board of Supervisors before anyone builds, places a manufactured or modular home, or relocates a structure in unincorporated Jackson County; commercial work must start within six months and the permit is valid for two years. The Building Department enforces the 2018 International Building Code. The figures are published in the county's Building Permit Fee Schedule (Applications A-D), linked from the Building Department page; the schedule carries no adoption date. The county's Building Department and Zoning pages both ask applicants to call before completing an application "to confirm that you have the correct application, fee amounts, attachments and deadlines"; the Planning Department's number on those pages is 228-769-3056. This permit covers unincorporated areas only; Pascagoula, Ocean Springs, Gautier and Moss Point issue their own.

Mobile Food Vendor Zoning Rules (Unincorporated Jackson County)

No fee is published in Zoning Ordinance §6.13.1, which sets operating rules rather than a fee; contact the Planning Department, 228-769-3056, about the permit it refers to. A vendor on private property must keep written permission from the property owner on file with a permit, including access to restrooms and parking for customers. Units needing outside power or water are inspected and approved by the Planning and Building Department as a temporary installation. Units may not block views of traffic or signals, may not sit within ten feet of a fire hydrant, may not be attached to trees or street furniture, and must be removed from public property when not in use. Vendors handle their own waste. Special events and vending in county parks are handled separately. The state Department of Health food permit is a separate requirement.
